Where are you located, and how do guests get there?
We're at 3780 FM3364, Princeton, TX 75407—a private, gated estate in Collin County. Drive times: 20 min from McKinney, 35 min from Plano and Frisco, 45 min from DFW Airport, 5 min from Lavon Lake. The property has paved, ADA-accessible parking on-site. Street parking is not permitted. For larger events, we can coordinate valet parking through an approved vendor.
What amenities are included on the property?
Every booking includes full access to all resort-level amenities—no add-on fees. Guest Capacity & Accommodations
How many guests can stay overnight?
28 guests across 7 designer bedrooms and 4 full bathrooms. Children under 3 are not counted toward the overnight limit. The property includes a dedicated Bridal Get Ready Room with 10 vanity stations—zero conflicts on wedding morning. The groom's party typically uses the Plus One Lounge for getting ready.
What is your maximum event guest capacity?
20–50 guests for events. Children under 3 are not counted toward guest limits. Events with 28+ guests require a professional Day-of Coordinator. If you're planning a wedding with more than 50 guests, we can serve as luxury accommodation for your wedding party while you host the ceremony at a larger nearby venue—ask us about our Cornerstone Partnership options.
What time is check-in and check-out?
Single-day events: 2:00 PM arrival through Midnight (10 hours). Events conclude at 11:00 PM, with the final hour for vendor wrap-up. Multi-day buyouts: 4:00 PM check-in Day 1, full celebration Day 2, 10:00 AM checkout Day 3. All setup and breakdown must occur within your contracted window. Do you offer an all-inclusive wedding package?
Yes—the Penrose Signature is our most popular option. It bundles a multi-night stay with a celebration for up to 50 guests, including premium event furnishings, professional DJ and photography, fresh florals, a catering credit, a dedicated Day-of Coordinator, and dedicated bride and groom prep spaces. What is your payment and cancellation policy?
Payments are structured in installments: a deposit at contract signing, a balance payment before the event, and a refundable security deposit returned after the event less any applicable deductions. The initial deposit is non-refundable, and cancellation terms vary based on how far in advance notice is given. Date changes may be accommodated subject to availability. Catering, Bar & Vendors
Do you provide catering, or can we bring our own?
Three options: (1) Our Preferred Catering Partners—DFW caterers who know the property. (2) Bring Your Own—any licensed, insured caterer is welcome. (3) Self-Catered—use our catering-ready kitchen with dinnerware for 28+ guests. Important: all food preparation must occur in the designated catering kitchen, not the residential kitchen. What is your alcohol policy?
BYOB-friendly—we have no liquor license and do not sell alcohol. All alcohol must be centrally managed by you or a TABC-certified bartender (Texas law). Licensed security is required whenever alcohol is served. No self-service bars or unattended stations. Alcohol service stops at 10:00 PM or 30 minutes before event end. The property features a swim-up pool bar, indoor bar in the Plus One Lounge, and outdoor bar stations for your bartending service.
Can we use any vendor we want?
Complete vendor freedom—bring your caterer, photographer, florist, DJ, whoever you love. We provide a preferred vendor list within 48 hours of booking as a recommendation, not a requirement. All vendors must be licensed and insured with documentation due before the event. Bartenders need current TABC certification. Logistics: vehicles cannot exceed 26 feet, no deliveries before 8:00 AM, load-in by appointment only, all vendor vehicles moved to non-guest-visible areas before arrival. See our preferred vendors →
Rules & Logistics
Do we need a wedding planner or coordinator?
Under 28 guests: not required but recommended. 28+ guests: a professional, insured Day-of Coordinator is required—this person cannot be a wedding party member. Our Penrose Signature Package includes a coordinator at no extra cost. Note: our on-site venue manager handles property needs but is not a substitute for event coordination. What happens if it rains?
Multiple indoor options. The Plus One Lounge is a climate-controlled, 50-guest indoor space with Nakamichi surround sound—it's not a backup, it's a showpiece. The Living Room fits 20–30 with a double-height fireplace. The covered deck provides weather-protected outdoor ambiance. Since guests are already on property, there are no transportation logistics. Our recommendation: set a weather decision timeline 24–48 hours before your event.
What are your noise and time restrictions?
Alcohol service stops at 10:00 PM. Quiet hours begin at 10:00 PM—outdoor voices must be conversational level. Outdoor amplified music stops at 11:00 PM (hard stop, non-negotiable). Indoor music in the Plus One Lounge continues until 1:00 AM. All non-overnight guests must be inside or departed by 1:30 AM. Speaker placement must be directed away from neighboring properties. Extended hours require advance written notice.
Do you allow open flames, candles, or fireworks?
Flameless/battery candles: welcome with no restrictions. Open-flame candles: written pre-approval required, must be in enclosed glass containers on heat-resistant surfaces, never unattended. Sparklers: designated outdoor areas only, coordinated with your planner. Not permitted: fireworks, sky lanterns, pyrotechnics, fog/haze machines. The fire pit is a guest favorite for s'mores but must be operated by Penrose staff or with written permission. Fire extinguishers are in the indoor kitchen, outdoor kitchen, and firepit area.
Guest Experience & Special Events
Can we bring children? Is the property kid-friendly?
Absolutely—we love multi-generational celebrations. Kid-friendly amenities include the pool (adult supervision required, no lifeguard), game room with arcade games, spacious lawns, theater for movie nights, mini-golf, and yard games. Children under 14 must be supervised near pool and hot tub. Under 3 not counted toward guest limits. Several bedrooms have multiple beds, perfect for families.
Can we bring our dog?
Dogs are welcome. A pet fee applies per stay, and you're responsible for cleanup and damage. Dogs must be supervised and are not permitted in the pool or pool deck area. Service animals (ADA) welcome at no charge with documentation. Event animals (ceremony horses, ring-bearer dogs) require written approval, proof of insurance, and a professional handler.
Are you equipped to host South Asian pre-wedding functions like a Sangeet or Mehendi?
Yes—our Mosaic Celebrations package is designed for multi-day South Asian weddings with space for Mehndi, Sangeet, Haldi, and family gatherings. The lighted pickleball court transforms into a Sangeet dance floor, and our 5-acre grounds are perfect for outdoor tents and festive décor.
